When to schedule a roof inspection

Many property owners request an inspection after a strong storm, when a ceiling stain appears, before listing a home, or while evaluating a property purchase. An inspection can also be part of routine roof maintenance. Regular observation is especially helpful for roofs surrounded by mature trees or roofs with several penetrations, valleys, dormers, skylights, or previous repairs.

What we examine

When attic access is available and appropriate, signs of moisture or daylight may provide additional information. An inspection describes accessible conditions at the time of the visit. It is not a guarantee that a concealed issue will never occur.

Written roof inspection reports

When requested as part of the agreed service, CBS Roofing can provide a written roof inspection report describing observed conditions, photographs when useful, and recommended next steps. The report may identify repairs that should be addressed promptly, maintenance items to monitor, or signs that replacement planning should begin. Report format and scope may vary according to the property and inspection purpose.

Real-estate roof inspections

A general home inspection may identify roofing concerns, but a roofing contractor can provide a more focused evaluation of the roof system. Buyers and sellers can use the findings to understand visible conditions and obtain a repair or replacement estimate when needed. CBS Roofing does not determine a property’s market value or replace the role of a licensed home inspector. Our work is limited to the roofing scope described in the appointment.

Preventive roof maintenance

Preventive maintenance may include securing or replacing damaged components, addressing vulnerable flashing, replacing worn pipe boots, clearing roof-level debris where included, and correcting small issues before repeated water entry damages decking or interior finishes. CBS Roofing will explain what needs attention now, what can be monitored, and when replacement may provide better value than repeated repairs.

What happens after the inspection

If work is recommended, CBS Roofing can prepare a separate estimate describing the repair or replacement scope. Customers are not required to assume that every observed condition needs immediate replacement. We distinguish urgent water-entry concerns from maintenance items and longer-term planning whenever the visible evidence allows that distinction.
